Car park annoyance

23-05-2021During the last few rainy weekends, youngsters have been hanging around in the car park and stairwells. They don’t live here but they shelter from the rain. They usually leave a mess behind and are noisy. Most of them don’t abide by Covid guidelines.

Most times they are left in by residents going in or out of the gate. Please don’t do that! The gates are no help if you don’t keep them locked out. Security has been asked to carry out more checks, but if you feel it necessary, you can call security at 051-872435 and ask for their help to get the youngsters removed.

Fire Alarm tampering

The fire alarm was activated last evening. The loud noise may be annoying but you should never disable the sounder in your apartment. Very often people don’t put the sounder back properly and then you won’t be alerted in case of further alarm activations. A fire could start anywhere in the building, so its paramount the fire alarm works everywhere.  

When you do put the sounder back in its base, turn it clockwise until it clicks. The sounder will still go-off for about 20 seconds but then the sounder will mute, has been reset and will be on standby again.

clip_image002By law, you are not to tamper with any part of the fire alarm. Doing so is an offence and fines can be issued by the City Council Fire Service. More importantly, disabling the fire alarm sounder can be dangerous for you and others.

Either the concierge of security will respond to investigate and reset/mute every fire alarm activation, mostly within 20 minutes, so next time please don’t disable the sounder. For your own- and everyone’s safety!

The fire alarm is continually monitored. Any tampering will be recorded and repeat offences will be reported. The concierge will call to those who have disabled their sounder, but is not always able to catch residents at home. Please contact the concierge if you have any queries in relation to the above.

Recycling Bins

Maritana Gate would like to recycle as much plastic as possible and we are asking for your help to support this.

All of the below items are recyclable and should be placed clean, empty, and dry into your recycling bin, either loose or in transparent bin bags.

We want to encourage everyone to talk about recycling in the home, be diligent about putting empty plastic bottles, drink cans, clean paper, card, rigid plastics, etc. in the recycling bin. You are helping the environment and saving precious natural resources. The cumulative impact of small changes to your habits at home can make a big difference.

Water supply interruption

Due to essential water tank cleaning works, there shall be NO WATER SUPPLY TO THE APARTMENTS on Monday 12th April 2021 between 10 am – 3.30 pm.

water interruptionDuring this time residents CAN NOT USE ANY WATER and all taps, washing machines, dish washers and showers should be turned off. Toilets should not be flushed during these hours.

It’s vital that all taps and other water outlets are kept closed. Sometimes when people turn on taps and there is no water, they forget to close the taps properly. Then, when the water comes back on, water will come through the open taps and could cause flooding.

After 3.30 pm please run your taps for 2-3 minutes for the water to run clear. If normal water supply is not returned by 3.30 pm, tenants should immediately inform the concierge and still keep their taps turned off.

The Maritana Gate Management Company and/or the contractor won’t accept liability for taps or other water outlets opened during the maintenance works, which could cause airlocks, flooding or other problems.

Key card check

By default key cards expire on the 31st December of the year after being programmed. If you’re unsure if your key card was programmed or updated in 2020, it’s wise to have your card checked and updated in the concierge’s office.

The concierge’s office will be closed between 25th December 2020 – 4th January 2021. If your key card is to expire on the 31st December, you’d be locked out after midnight and then you’ll have to pay security to let you in.

Water supply interruption

water interruptionThe last step in upgrading the mains water pumps for the apartments will take place this Wednesday 30th September 2020. For this reason the water supply to the apartment shall be cut-off between 9 am and 4 pm that day.

During this time no water should be used, so keep all taps closed and don’t use washing machines, dishwashers, showers and don’t flush the toilets. If –against our advice- you DO use water during this time, you could end up with air locks, for which the management company cannot be responsible.

Notices will be put up to say when it’s safe to use water again. Please run your taps for 2-3 minutes for the water to run clear and let the concierge know if you have any problems.

Update: Mains water supply restored on 30-Sep-2020 at 11 am.

A new mains water pump for the apartments shall be installed tomorrow, Friday 11th September 2020. For this reason the water supply to the apartment shall be cut off between 9 am and 4 pm.

During these times, no water should be used so keep all taps closed and don’t use washing machines, dishwashers, showers and don’t flush the toilets. If –against our advice- you DO use water during these times, you could end up with air locks, for which the management company will not be responsible.

Notices will be put up to say when it is safe to use water again. When the water is switched back on, at first the water may look a little dirty. Run your taps for 2-3 minutes for the water to run clear again. Let the concierge know if you still have any problems after that.

Update: The new pumps are working well and mains water supply was restored at 3 pm.

Pedestrian gate access

DSC04580Unfortunately last night a number of gate fobs were not working. The problem was fixed today and I checked the system with a number of residents who were locked out yesterday. Everything seems to be working OK again. Please hold the gate so it won’t make a loud noise when it closes, particularly at night. Let the concierge know if you have problems with your gate fob.

Car Parking Charges

Residential charges for the Maritana Gate car park:

  • Off-peak hours: 45 Euro per month (excl. Mon-Friday 9am to 5pm)*
  • 24 hours: 78 Euro per month
  • Deposit electronic access fob: 60 Euro (refundable upon return of fob)

* Off-peak hours incl. full time parking on Saturdays, Sundays and Bank Holidays.

Preferably pay by bank transfer, check with the concierge for bank details. The minimum term for online car park payments is 3 months. Alternatively you can pay per month (in cash only) directly to the concierge.
